Metro Vancouver & the Lower Mainland

Common-area cleaning and grounds maintenance for strata and commercial buildings.

One contractor for the inside and the outside of your property — corridors, lobbies, garbage rooms, turf, beds and walkways — under a single written agreement.

We walk the building and count the hours the work actually takes before we quote. The full scope goes in the proposal, extras are itemised rather than absorbed, and the annual increase is stated up front.

Serving residential strata, townhouse complexes and commercial offices across Metro Vancouver.

  • Written scopeEvery task and frequency listed in the agreement
  • Itemised extrasProject work quoted separately, never absorbed quietly

Services

Cleaning and grounds, from one contractor

Most buildings run two contracts and chase two companies. We hold both, which means one point of contact, one report, and one crew that already knows the site.

How we quote

A price without a scope isn't a quote

Published per-square-foot rates tell you nothing until you know how many visits they buy, whether washrooms are included, and what happens when the cleaner is sick. Here is how we put a number together instead.

01

We walk the building

Corridor length, floor count, washrooms, amenity rooms, garbage and parkade. We time a real pass rather than estimating from the unit count — floors drive the hours far more than units do.

02

We price from hours

The quote is built from the hours the scope actually takes at your frequency. That is why we can explain any line of it, and why the service doesn't quietly shrink six months in.

03

The scope is written down

Every task and every frequency appears in the proposal. A scope that isn't written down is one nobody can hold us to — including your council at renewal.

04

Extras are itemised

Anything that falls outside the agreed scope is quoted per job and shown as its own line in the proposal, so nothing ever arrives as a surprise invoice.

05

A response window in writing

You know how quickly we respond to a request, and what an after-hours callout involves, before anyone signs anything.

06

The annual increase is stated

Tied to at least the BC minimum wage movement and written into the agreement. No renegotiation by surprise, and no service reductions to absorb a cost we saw coming.

Who we serve

Built for the buildings we work in

Different building types need genuinely different service patterns. A townhouse cluster and a twenty-storey tower are not the same job at a different size.

Townhouse & low-rise

Up to 30 units. Usually a two- or three-visit weekly pattern with grounds bundled into the same trip.

Mid-rise strata

Four to fifteen storeys. Corridor frequency is the single biggest driver of what the building actually needs.

High-rise towers

Sixteen storeys and up. Daily corridor and amenity attention, garbage rooms and parkade on a fixed rotation.

Commercial offices

Nightly service after hours, from single-tenant suites to multi-tenant floors with several washroom sets.

Multi-building sites

Shared travel across the site means grounds and cleaning genuinely cost less together than apart.

Property management portfolios

One contact and consistent reporting across several buildings, rather than a different contractor at each address.

Coverage

Metro Vancouver and the Lower Mainland

We keep our service area tight on purpose. Travel is a real cost, and a contractor spread across the province is a contractor who arrives late.

Tell us about the building

The more you can tell us up front, the more useful the first conversation is. We'll come back to you in writing, and arrange a walk-through of the site before we quote anything.
